Environmental Site Assessments

If you are acquiring a property, a question that needs to be answered is Does the site have any environmental issues? In a city, it’s rare that you can develop a property where chemicals or petroleum products have not been used or stored. In rural areas, properties may have been affected by agricultural chemicals or storage tank leaks and spills. Before investing in a property that has an unknown environmental history, an environmental site assessment should be performed to assess the site for potential liability.

Phase I Environmental Site Assessments

We perform Phase I Environmental Site Assessments using the industry standard contained in ASTM 1527E-13. As part of the Phase I ESA, the site and nearby properties will undergo an evaluation that will include an extensive governmental and environmental records search of the site and nearby properties, an evaluation of past property use, interviews with people and governmental agencies that are knowledgeable about the site, and a visual screening of the property and adjacent properties for evidence of contamination. The results of the Phase I ESA are to be used to decide to either proceed or terminate the property acquisition.

Phase II Environmental Site Assessments

We perform Phase II ESAs if the Phase I ESA has identified potential contamination on the site and it is desired to continue the transaction process. The Phase II ESA will include sampling and laboratory analysis of potentially impacted media that may include soil, groundwater, soil vapor, or indoor air. If contamination is found, we can provide a professional opinion as to the path forward.

Sampling for Asbestos, Lead-Based Paint, Lead in Drinking Water, Radon, and Wetlands Evaluations

These are non-standard ASTM 1527E-13 services; however, they will be provided upon request.

Remediation

Often, remedial services may be performed to mitigate contamination and to allow the real estate transaction to be completed. We can provide remediation services to meet the project needs.
